Ejari registration process for Dubai rental agreements
Listen to this article  |  8:02 Mins

If you're renting a property in Dubai, most probably you have heard the term "Ejari." Whether you're a tenant, landlord, or property manager, understanding this system is essential for a smooth rental experience.

This guide will walk you through everything you need to know about Ejari registration, from its importance to the step-by-step process of getting registered.

What is Ejari?

Ejari is Dubai's official tenancy registration system, managed by the Real Estate Regulatory Agency (RERA). The name itself means "my rental" in Arabic, reflecting its purpose as a personalized rental contract registry.

Ejari is more than just a requirement; it’s a digital platform that records and protects the rights of both landlords and tenants in Dubai.

Why is Ejari Important?

Legal Protection and Rights

Ejari provides a legally binding record of your tenancy terms, as it grants official recognition and protection under Dubai’s tenancy laws, representing documented evidence of the rental agreement’s terms.

Dispute Resolution

If any dispute arises between the landlord and the tenant regarding rent increases, maintenance responsibilities, or lease termination, Ejari registration provides an official record of everything, which will be referred to in any disputes.

Financial and Administrative Benefits

An Ejari certificate is often required for numerous administrative processes such as opening bank accounts, applying for loans, obtaining utility connections, and enrolling children in schools. Without Ejari registration, many routine tasks become unnecessarily complicated.

Market Transparency

Ejari contributes to a more transparent rental market by maintaining records of all tenancy agreements.

Compliance

Registering through Ejari ensures compliance with Dubai regulations, protecting both parties from potential legal complications.

When is Ejari Registration Required?

Ejari registration is mandatory for all residential tenancy agreements in Dubai. Here's when you should register:

Immediately Upon Lease Signing

Ejari Registration should be made within 30 days of signing the lease agreement, as earlier registration is always advisable.

Lease Renewals

When renewing an existing tenancy, registration of the renewed lease is required to maintain your legal standing.

Property Management Changes

If your property switches to a new management company, updating your Ejari registration is necessary.

Mid-Lease Changes

Any significant modifications to your original agreement should be reflected through Ejari.

How to Register Ejari

In order to register your Ejari, there are two convenient options, first one is in-person registration at a service center, or second is entirely online. Both methods are equally valid and produce the same official e-Contract Registration Certificate.

In-Person Registration Through Service Centers

If you prefer a face-to-face approach or need assistance completing your registration, you should follow these steps:

Step 1: Visit Your Nearest Center

Locate and visit your nearest Real Estate Trustee Center or property management company office, which can be easily found across Dubai.

Step 2: Prepare and Submit Documents

Present all required documentation to the staff, and ensure nothing is missing.

Step 3: System Review and Approval

The center's employee will add your information to the Ejari system.

Step 4: Process Payment

When your information and documents are approved, you can proceed with your payment for the applicable fees.

Step 5: Collect Your Certificate

After payment is complete, collect your e-Contract Registration Certificate.

Online Registration Via Dubai REST App or Ejari System

Online registration offers convenience and speed, and can be done in a few simple steps.

Step 1: Access the Platform

Log in to either the official Ejari website or the Dubai REST mobile app using your credentials.

Step 2: Complete the Application

Select the tenancy registration service and fill in all required information, upload digital copies of your documents, and the system will guide you through each field, highlighting what's mandatory.

Step 3: Submit and Pay

Review your application one final time for accuracy, then submit it along with the required fees.

Step 4: Await System Review

Your application enters the system queue for employee review and approval.

Step 5: Receive Your Certificate

Once approved, your e-Contract Registration Certificate will be emailed directly to you.

What Documents Are Required to Register Ejari?

Before initiating registration, you need to make sure you have the following essential documents:

  • Original Tenancy Agreement: Your signed lease contract with all terms clearly outlined
  • Identification Documents: Valid passport or Emirates ID for both tenant and landlord
  • Property Ownership Proof: Title deed proving the landlord's right to rent the property
  • Power of Attorney (if applicable): Required if someone other than the landlord is registering on their behalf

For online registration, you'll upload digital scans of these documents, wait for them to be approved, then complete your payment and receive your e-contract.

Ejari Registration Fees

The cost of registering your tenancy varies slightly depending on your chosen registration method.

Registration Via Dubai REST App or Website

  • Tenancy Contract Registration Fee: AED 100
  • Knowledge Fee: AED 10
  • Innovation Fee: AED 10
  • Service Partner Fee: AED 55
  • VAT on Service Partner Fee: AED 2.75

Total Cost for Online Registration: AED 177.75

Registration Through Real Estate Trustee Centers

  • Tenancy Contract Registration Fee: AED 100
  • Knowledge Fee: AED 10
  • Innovation Fee: AED 10
  • Service Partner Fee: AED 95
  • VAT on Service Partner Fee: AED 4.75

Total Approximate Cost: AED 220

While both options provide the same legal validity and official certificate, the slightly higher cost for in-person registration reflects the additional administrative services provided at physical locations.

Lease Agreement vs. Ejari

Many people confuse a lease agreement with Ejari registration, but they're distinct concepts working together:

Lease Agreement (Tenancy Contract)

This is the actual contractual document between the tenant and the landlord. It outlines terms such as rent amount, payment schedule, lease duration, maintenance responsibilities, and conditions for termination.

Ejari Registration

This is the government's official acknowledgment and recording of your lease agreement. It’s important to understand that Ejari doesn't create the tenancy agreement; it authenticates and legally registers the existing one. So, without Ejari, your lease agreement exists but isn't officially recognized by Dubai authorities.

Ejari Renewal

Your Ejari registration is valid as long as you’re within your lease period, and when the time comes, renewing your Ejari registration is equally important.

When to Renew the Ejari?

Renewing your Ejari registration occurs simultaneously with your lease renewal.

The Renewal Process

The renewal process requires the same steps as the initial registration process. You'll need your updated lease agreement (or renewed agreement if terms have changed), valid identification for both the tenant and the landlord, and you will need to pay for the renewal fees, which are the same as initial registration fees.

Why Timely Renewal Matters

Continuing to lease your property without a new Ejari registration can lead to complications with government services, so it’s always advisable to renew your Ejari on time.

Ejari Cancellation

Circumstances sometimes require canceling your Ejari registration, whether you're moving out, the landlord is selling the property, or the lease is being terminated.

When Cancellation is Necessary

Ejari cancellation is required when your tenancy officially ends or is terminated before it’s time. Also, if you're moving to a new rental property, your old Ejari should be canceled and a new one registered for your new residence.

Cancellation Process

Both tenant and landlord must agree to the cancellation, or it can be initiated through proper legal channels if disputes exist. Submit a cancellation request through the same channels where you registered (online or in-person).

Conclusion

Ejari is an integral part of renting in Dubai, protecting both tenants and landlords while easing administrative processes.
